Tenants
Welcome! Speedy
Close Properties uses Daylight Management, Inc for property management
activities.
We hope to make your leasing experience as friendly and positive as
possible. We have summarized many of the areas where you might interact with
us, and provided some helpful information here as well. Please refer to
your lease first for questions, where most issues that will arise have
been addressed. Should you require further assistance, you can click here to
get more information on how to best communicate with us.
Rent Payment:
Rent is due by the
1st of each month. Please pay timely to prevent assessment
of late charges as outlined in your lease and further charges due to
eviction proceedings. Submit payment as
directed in your lease or pay online here.
Repair Requests:
Before proceeding with logging
your Repair Request, please have a look at the Repair Tips web link first,
to avoid unnecessary callouts which save you money. Remember that your lease includes a provision whereby you are responsible for all or a portion of
the costs to make repairs. Please
check your lease (Section 18C) to find out the amount specific to your lease
agreement.
**IMPORTANT NOTICE ABOUT REPAIRS**
Preparing Your Home for Cold Weather:
Cold weather occasionally befalls us (yes,
even in Houston) and we'd like to
share a checklist that
will help keep your heat bills down this winter and make your home warmer and
safer for you and your family. Planning
ahead can save you money and frustration.
As per your rental agreement maintenance and preventable damage is the
tenant's responsibility.
Preparing Your Home for Vacation:
Will you be
traveling out of town? We would like to recommend a checklist to help prevent any
problems from occurring in regards to your residence. We will be glad to even
check on your property if you will be away for an extended vacation period.
Move
Out:
We will contact
you 60 days before your lease ends to discuss renewal. Should you not wish to
renew, leasing of your unit will start at 30 days from lease end. Please be
aware of key boxing and move out condition requirements described in your
lease. Following move out, a property manager will inspect the property and
will review any deposit deductions that may be due. Per the Lease Agreement, deposits
will be returned following the move out inspection, within 30 days of
possession surrender and notification of forwarding address. For your convenience you can download the
checklist here for Checkout
Inspection Requirements.
